I remember flooding in Unley within last 20 years and it was 1 in 100 year flood, nothing as bad as Brisbane flood but anywhere that is near a culvert or stream could potentially flood and the weather is so unpredictable these days. Check the maps for culverts, there was one at the back of my property in Keswick and a child drowned in it. It was pretty large and always dry except this once when it filled up pretty quickly. It never flooded but you never know. Also my sister's house in Sydney wasnext to a 1-100 year something or other...and when houses were hard to sell (start of Sydney's down turn) , people didn't want to buy hers even though there had never been a flood in living memory! So even if it doesn't flood, the idea can be off putting for buyers.
